BPTP SECTOR 39 FARIDABAD — New Project Coming Up in Surajkund, Faridabad
BPTP Sector 39 Faridabad: 11-acre Residential Development
BPTP Limited, through its wholly owned subsidiary Urban Realtech Private Limited, has entered into a joint development arrangement with the landowner for development of a residential group housing project on an approximately 11-acre land parcel in Sector 39, Surajkund, Faridabad. The announcement came in February 2026.
Project Scale and Development
The plot is located in Sector 39, Surajkund, Faridabad, and benefits from proximity to established infrastructure and connectivity to key NCR corridors. The proposed project is expected to have a potential developable area of more than 2 million square feet.
The project offers 2, 3, and 4 BHK apartments. Development will be undertaken upon receipt of applicable statutory and regulatory approvals, including permissions from the Department of Town & Country Planning, Haryana, and registration under the Real Estate (Regulation and Development) Act, 2016.
Location and Connectivity
Surajkund, nestled within the Southern range of New Delhi's Aravalli hills in Faridabad, has recently evolved into a prime residential hub, courtesy of its strategic location to South Delhi and Gurugram. It is about 23 km from the Indira Gandhi International Airport and about 25 km from the New Delhi railway station.
The project is located close to key road networks including Mathura Road NH 19 and the Faridabad Bypass Road. The Delhi border at Badarpur is just minutes away. The upcoming Faridabad Metro (Violet Line) extension is expected to further enhance connectivity, providing easy access to Delhi and other parts of Faridabad.
Market Context
According to Kabul Chawla, Chairman and Managing Director of BPTP Limited, "Faridabad continues to demonstrate structural growth momentum, supported by improving connectivity and evolving residential demand patterns. Surajkund, in particular, stands out as a differentiated micro-market with long-term potential owing to its established ecosystem and natural setting. This development is aligned with our calibrated strategy and reinforces our continued focus on markets where we have deep operating experience."
BPTP was founded in 2003 by Mr. Kabul Chawla and is headquartered in New Delhi. The company has delivered over 35 million square feet across the NCR since inception, spanning plotted townships, group-housing apartments, and commercial space. The company maintains a long-standing presence in Faridabad, where it operates across multiple sectors.
Project Approach
The proposed group housing development is intended to reflect contemporary urban design principles while being sensitive to the natural and cultural character of Surajkund. The aim is to create a thoughtfully planned community that aligns with evolving consumer aspirations and sustainable development considerations.
