BPTP announces a 52-unit high-street retail project in Sector 70A
BPTP has announced the launch of The Boulevard at Green Oaks, a commercial high-street retail destination in Sector 70A, Gurugram. The announcement was made on 6 October 2026, and the project sits alongside the wider Astaire Gardens ecosystem, a 100-acre residential and commercial cluster that the developer has built over several years.
The project comprises 52 retail units ranging from 612 sq ft to 1,217 sq ft. The developer has positioned it as a neighbourhood-scale destination for everyday services and lifestyle uses rather than a large format mall, with a focus on units that can serve the residents of the surrounding communities.
Project details and configuration
The Boulevard at Green Oaks is planned as a single retail format with landscaped walkways and open retail layouts. The building is designed with a clad façade and glass railings, and it includes IGBC-registered green building elements, high-capacity lifts and surface parking for visitors. The site has prominent frontage on a 24-metre-wide road.
The developer expects the units to suit a mix of uses, including cafés and restaurants, grocery stores, beauty and wellness outlets, pharmacies and other neighbourhood services. Analyst commentary from RetailIntel describes the project as well suited to neighbourhood retail, food and beverage, and wellness concepts that want to draw on the BPTP residential catchment in Sector 70A.
The project is registered under the Haryana Real Estate Regulatory Authority with the number RC/REP/HARERA/GGM/1062/794/2026/34, dated 5 June 2026. A companion phase, The Boulevard II, carries the registration RC/REP/HARERA/GGM/1064/796/2026/36, dated 8 June 2026.

Location and connectivity
Sector 70A is connected to the Southern Peripheral Road (SPR), an express highway of about 16 kilometres that runs from Golf Course Extension Road to NH-48 through Sohna Road and Badshahpur Chowk. The retail site also offers access to Sectors 68 to 72 and to Golf Course Extension Road. The wider sector is linked to Sohna Road, Hero Honda Chowk, Rajiv Chowk and IFFCO Chowk.
Gurugram Railway Station is about 15 kilometres away, and Indira Gandhi International Airport is roughly 30 kilometres from the locality. The nearest metro station is Sector 55-56, about 9 kilometres away.
The Gurugram Metropolitan Development Authority plans to build about 3.5 kilometres of service roads across Sectors 70-70A and 70-75 to ease traffic on the Southern Peripheral Road. A 2024 statement from Ravi Aggarwal, Co-founder and Managing Director of Signature Global, pointed to ongoing SPR works, including an elevated SPR and a cloverleaf at Vatika Chowk.
The locality already has a sizeable residential base. Several developers, including M3M India, BPTP and AIPL, have ready homes in the area, and listing data points to a sizeable stock of homes for sale and rent in Sector 70A.

BPTP is a Gurugram-based developer founded in 2003. The company says it has delivered more than 24,500 units and built around 50 million square feet of space. In Gurugram, its most populated communities include Amstoria in Sector 102, along Dwarka Expressway, and Astaire Gardens in Sector 70A.
