BPTP Enters Joint Development in Surajkund: 11-Acre Residential Expansion
BPTP Limited, through its wholly owned subsidiary Urban Realtech Private Limited, has entered into a joint development arrangement with the landowner for development of a residential group housing project on an approximately 11-acre land parcel in Sector 39, Surajkund, Faridabad. The announcement, dated February 25, 2026, signals continued expansion in a micro-market where BPTP maintains longstanding operational presence.
Project Scale and Regulatory Framework
The proposed project is expected to have a potential developable area of more than 2 million square feet. The development will be undertaken upon receipt of applicable statutory and regulatory approvals, including permissions from the Department of Town & Country Planning, Haryana, and registration under the Real Estate (Regulation and Development) Act, 2016, as applicable.
Strategic Rationale and Location Fundamentals
The site benefits from proximity to the Aravalli landscape and access to established social infrastructure. The project is located close to key road networks including Mathura Road NH 19 and the Faridabad Bypass Road. The Delhi border at Badarpur is just minutes away, making daily travel to South Delhi convenient.
According to Kabul Chawla, Chairman and Managing Director of BPTP Limited, Faridabad continues to demonstrate structural growth momentum, supported by improving connectivity and evolving residential demand patterns. Surajkund, in particular, stands out as a differentiated micro-market with long-term potential owing to its established ecosystem and natural setting.
Surajkund as a Residential and Cultural Hub
Surajkund is known for its annual Surajkund International Crafts Mela, an area that is a cultural hotspot attracting artisans, craftsmen, and tourists from all over India and the world. The mela showcases traditional crafts, handlooms, and cuisines, providing a unique cultural experience and boosting local tourism.
Government initiatives aimed at improving urban infrastructure, such as the Delhi-Mumbai Industrial Corridor (DMIC) and dedicated freight corridors, are expected to boost economic activities in and around Faridabad, indirectly benefiting real estate assets in Sector 39.
BPTP's Faridabad Footprint
BPTP Limited was founded in 2003 by Kabul Chawla, a veteran entrepreneur with deep experience in real estate development and land acquisition, and is headquartered in New Delhi with a strong footprint across Delhi NCR, with major projects located in Gurugram, Faridabad, Noida, and Greater Noida. The group has delivered 50 million square feet across six integrated townships and over 50 projects, utilising a land bank of 2,500 acres across the NCR region.
BPTP has maintained a long-standing presence in Faridabad, with multiple residential developments delivered across various segments. BPTP's biggest single delivery story is Parklands in Greater Faridabad, a township that effectively shaped Sectors 75–89 of Faridabad over the last 15 years.
Design Philosophy and Market Positioning
The upcoming project is intended to incorporate contemporary urban design principles while remaining sensitive to the natural and cultural context of Surajkund. The aim is to create a planned residential community that responds to changing consumer preferences, including demand for better-designed living spaces and sustainable development practices.
The development is aligned with BPTP's calibrated strategy and reinforces continued focus on markets where the company has deep operating experience.
